Construction has officially begun on a new 42-story mixed-use tower along the Jersey City waterfront, marking one of the largest real estate developments to break ground in Hudson County this year.

The project, located on a prime parcel near the Harborside financial district, will deliver 380 residential units ranging from studios to three-bedroom apartments, along with 45,000 square feet of ground-floor retail space designed to attract restaurants, cafes, and neighborhood services.

What to Expect

Developers say the tower will feature a mix of market-rate and affordable housing units, a publicly accessible waterfront promenade, and a community room available for local events. The ground-floor retail is being designed with an open-air layout that connects to the existing Hudson River Waterfront Walkway.

The development joins a wave of new construction transforming Jersey City's shoreline, where dozens of residential towers have risen over the past decade. City officials say the project will generate an estimated 600 construction jobs and 150 permanent positions once the retail spaces are fully leased.

Community Impact

Local business advocates say the influx of new residents will be a boost for existing businesses along Newark Avenue and Grove Street, where the restaurant and retail corridor has seen steady growth. The tower is expected to welcome its first residents by late 2028.

"This project represents the continued maturation of Jersey City as a place where people want to live, work, and spend time," said a city planning official. "The ground-floor retail and public promenade are designed to integrate with the neighborhood, not just sit beside it."
